I am a Real Estate Broker and I have been in real estate business since 2001. I have lived in San Bernardino County for the past 16 years. I continue to educate and familiarize myself with the current market conditions and the changing real estate regulations/laws that have taken place. I provide to my clients a complete property analysis including investigations of city code a violation (if any) is prepared for the subject property. I evaluate the property and base market value upon condition, obsolescence (if any), market conditions and available financing. If repairs are necessary for the property I personally inspect the contractors work and provide before and after photos before the invoice is paid. Marketing the property is key to a successful sale. Marketing entails listing the subject property in the California Regional Multiple Listing Service, providing a Virtual Tour, and showing the listing in all social media forums including Trulia, Realtor.com, Zillow, and all Century 21 affiliated marketing websites. Distribution of flyers and open houses are also performed as part of my marketing package. I network with other agents and offices to make the offer and escrow process work for all concerned.
I familiarize myself with the constant changes of the housing market and financing. I monitor execution dates i.e. appraisals, inspections and other time limits until the deed is recorded. I communicate throughout a transaction with the agent/lender of the buyer and all parties involved in the transaction to ensure the contract will be a successful closing.
